Landlords 'can do many things' to improve prospects

There are many things landlords can do to help improve their chances of success with buy to let properties.

We believe research is the key to successful letting, with landlords who take the time to look at market conditions being far more likely to do well.

As many landlords target the student market, an excellent way to boost prospects is to look at the local market for student accommodation and see what the going rate is for weekly or monthly room lets and stick close to it.

Buy to let property owners who fail to do this risk pricing themselves out of the market.

There are various tips that landlords can do to make sure things will work out smoothly. Students [generally] haven't got an income, and they are not necessarily going to pass credit checks - make sure you have got a guarantor from their parents for example, should anything go wrong.

There has been a rise in councils classifying student-occupied houses as multiple occupations, so it is important for landlords to ensure they are complying with legislation.
