  1. By this point we would have taken the photos, edited them so they stand out from competitors, measured up and created your floorplan so your home would be looking and sounding exceptional.
  2. Your home is now live on three websites and is being optimised through our social media platforms.
  3. The staff in the office are also proactively dialling out to potential buyers to inform them of your stunning home.

STEP 4

Viewings & Open Days

Now we have created great online awareness of your home and have rang various buyers from our large buyer database it is time for viewings and open days so potential buyers can see how great your property is.

  1. Viewings have taken place and offer(s) received.
  2. Financial qualification is undertaken to ascertain whether the buyer is in a position to buy which prevents your time and energy being wasted.
  3. Our trained negotiators go to work in order to achieve the best price for your home.
  4. In the likely event of several offers, best offers will be asked for to ascertain the highest bid.

STEP 6

Your property is now sold subject to contract

  1. We have successfully negotiated a sale for you and have now sale agreed your property.
  2. Memorandums of sale have been sent to you, your buyer, and both solicitors.

Mortgages are arranged

  1. The buyer for your property will arrange their mortgage to be able to buy your home.
  2. You also need arrange your mortgage- either to pay off your existing mortgage or arranging a new one if you’re purchasing another home.

  1. The buyer will have a legal representative to undergo property searches to gain a full picture on the local area and anything that might affect the property. These are usually local authority, environmental and water searches.
  2. The buyer will arrange a survey of your property by a chartered surveyor to identify any risks or potential legal issues as well as giving a detailed report as to the condition of the property.

STEP 9

Enquiries

Your buyer’s solicitor will ask your solicitor a series of questions relating to the information which you’ve provided and the results of the searches.

STEP 10

Exchange of Contracts

At this point, the buyer will pay a deposit and the sale/purchase contract will become legally binding.

STEP 11

Completion

Completion

  1. All payments completed and transferred.
  2. Time to get your keys handed to us so we can pass them on to the buyer.
  3. You’re now all sold; remember to alert your utilities provider, local authorities and any other relevant organisations about your change of address.
  4. Congratulations, you have completed your journey selling with Berkley Estates!
